On February 23, 2022, Panattoni, project developer for industrial and logistics real estate in Europe, celebrated the start of construction work on the “Berlin M21” real estate project in Berlin on Marzahner Strasse with a symbolic groundbreaking ceremony. In addition to representatives of Panattoni and the general contractor Goldbeck, representatives of business development and the district mayor of Lichtenberg, Michael Grunst, also attended the celebration for the new business park.

The first tenant in the business park has already been determined

With the regionally anchored wholesale company Midgard Naturkost & Reformwaren GmbH a first user of the innovation project has already been determined. The wholesaler is a subsidiary of Bio Company, an organic supermarket provider headquartered in Berlin. He obtains his goods primarily from the region and offers a full range of organic products. From Charlottenburg, Midgard supplies 63 branches of Bio Company in Berlin, Brandenburg, Hamburg and Dresden as well as canteens and restaurants in the surrounding area. In the district of Lichtenberg, part of Alt-Hohenschönhausen, the organic retailer will move into a total of 10,500 m² of hall space and 1,200 m² of office and social space in the park area at the end of 2022.

With the Berlin M21 project, a campus solution is being created for the first time in the heart of Berlin in the Lichtenberg district in the largest commercial park in Alt-Hohenschönhausen, in which the two asset classes business and logistics park are combined. This makes it possible for a wide range of users to settle in, consisting of small and medium-sized companies, manufacturing companies and logistics service providers. Due to its excellent location, only 20 minutes from the eastern center of Berlin, it is also an attractive location for last-mile business.

Berlin M21: industrial and commercial park with 35,400 sqm

With M21, a total of 35,400 m² of industrial and commercial space will be created. As a logistics property, Panattoni Park has a total area of ​​around 18,000 m² and is divided into three self-sufficient rental areas of around 5,000 m² each. A unit with approx. 4,800 m² is currently still available for rent. Furthermore, a business park with four buildings is being built.
